Terms of service

These terms govern your use of LandlordDocs, a service operated by Aleksejs L as a sole trader. By using the site or buying a document you accept them. If you do not accept them, do not use the site.

1. What this service is

LandlordDocs provides self-help document templates that you complete yourself by answering questions. We are not a law firm, we are not your attorney, and we do not provide legal advice, legal opinions, representation, or any service that requires a licence to practise law. No attorney-client relationship is created by using this site, buying a document, or corresponding with us. Nothing on the site is a recommendation about what you should do in your situation.

We are not a party to any agreement you create, and we have no involvement in your relationship with your tenant.

2. No warranty

The documents are provided “as is”, without warranty of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy, or legal sufficiency. We do not warrant that a document will be enforceable, will comply with every law that applies to you, or will produce any particular outcome in a dispute or in court.

Landlord-tenant law varies by state, by county and by city, and it changes. Local ordinances — rent control, just-cause eviction rules, registration and licensing requirements, additional disclosures — may impose obligations our documents do not address. Federal law may also apply, including the Fair Housing Act, the lead-based paint disclosure rules for pre-1978 housing, and the CARES Act notice requirements for federally backed properties.

3. Your responsibility

You are responsible for the information you enter, for deciding whether a document suits your situation, and for how you use it. You should review any document against your own circumstances before relying on it, and you should consult a licensed attorney in your state if your matter is contested, unusual, high-value, or involves an eviction, discrimination claim, or personal injury.

Do not use our documents where a court, statute or ordinance requires a specific mandated form.

4. Licence

When you buy a document you receive a perpetual, worldwide, non-exclusive, non-transferable licence to use and adapt it for rental properties you own or manage. You may not resell, sublicense, redistribute, or publish the templates, or use them to build or operate a competing product or service. We retain all intellectual property rights in the templates and the underlying content.

5. Payment

Purchases are one-time. We do not store card details and we do not create recurring charges, trials that convert into subscriptions, or renewals. Payments are processed by our merchant of record, who is the seller of record for the transaction, appears on your statement, and handles applicable sales tax and VAT. Their terms also apply to the payment itself.

6. Refunds

Email us within 7 days of purchase and we will refund you in full, without asking why. See our refund policy.

7. Limitation of liability

To the fullest extent permitted by law, our total aggregate liability arising out of or relating to this service — whether in contract, tort, negligence, strict liability or otherwise — is limited to the amount you paid us for the document giving rise to the claim.

We are not liable for indirect, incidental, special, consequential or punitive damages, or for lost rent, lost profits, holdover damages, court costs, attorney’s fees, penalties, delay, or the outcome of any legal proceeding, even if we have been advised such damages are possible.

Some jurisdictions do not allow the exclusion of certain warranties or the limitation of certain damages, so parts of sections 2 and 7 may not apply to you. Nothing in these terms limits liability that cannot lawfully be limited.

8. Indemnity

You agree to indemnify and hold us harmless from any claim, loss or expense arising from your use of a document, from information you entered, or from your breach of these terms.

9. Acceptable use

Do not use the service to harass, unlawfully evict, discriminate against, or retaliate against any person, or for any unlawful purpose. We may refuse service or cancel and refund an order at our discretion.

10. Availability and changes

We may change, suspend or withdraw the service or any document at any time. We may update these terms; the version in force is the one published on this page at the time of your purchase. Material changes do not apply retroactively to documents you have already bought.

11. Who we are, and how to reach us

LandlordDocs is operated by Aleksejs L, trading as a sole proprietor. Questions, refunds and complaints: support@statelandlorddocs.com. We answer within one business day.

Purchases are sold through our merchant of record, who is the seller of record for the transaction and whose details appear on your receipt and card statement.

Our documents are prepared from each state’s published statutes, with the relevant citation shown in the document. They have not been reviewed by a licensed attorney, and we make no claim that they have been. If you need a document certified as compliant for your specific circumstances, have an attorney in your state review it.
